Landlord Information

Your property is probably your most valuable asset and you need to ensure that it is in safe hands when it comes to letting it.

Hinson Parry & Company pride ourselves on building strong relationships with our landlords, many of whom have been clients for a number of years.  We are governed by the rules of the Royal Institution of Chartered Surveyors and as such maintain our ethics and standards accordingly.

Choosing the right tenant

This is a critical step to ensure a successful let.  Get it wrong and it could cause long periods of stress, worry and even financial loss.

In addition to the usual referencing and credit checks, the Government has announced that they now require all private landlords to check the immigration status of potential tenants to ensure they have a right to be in the UK or else risk civil or even possibly criminal penalties.

Hinson Parry & Company will arrange for the correct checks to be carried out to ensure that the right tenant is selected, offering peace of mind during the rental period:

  1. Carry out comprehensive reference checks on every applicant – this will show up any discrepancies in the tenant’s application and also ensures that the tenant is financially able to rent the property
  2. Carry out property viewings which are a valuable opportunity to get to know to know the potential tenant and make sure that they are right for the property
  3. Provide you with the results of all reference checks carried out to enable you to make an informed decision on whether to accept the tenant or not
  4. Once a tenant has been selected, we will prepare the tenancy agreement, collect cleared funds for the first month’s rent and the deposit and arrange for the deposit to be submitted to a Government approved scheme prior to the tenant moving in
  5. Inform all utility companies and Council Tax departments of the new tenancy to ensure the landlord is not charge for these during the term of the tenancy

The majority of our tenancy agreements are Assured Shorthold Tenancies with an initial fixed term of six months. After the fixed term both you and the tenant will be given the option to sign for a further fixed term or to continue the tenancy on a monthly periodic basis.

Tenant’s deposit

Hinson Parry & Company are members of the Deposit Protection Service (DPS) and all deposit monies are held by the DPS who offer a free Alternative Dispute Resolution service should there be any dispute between the parties as to the return of deposit monies at the end of a tenancy.

To minimise the chance of a dispute we carry out a detailed inventory/record of condition, fully supported by photographs at the beginning of the tenancy to ensure both landlord and tenant are clear on the current condition of the property and the standard at which it should be left at the end of the tenancy.

There are a number of legal requirements that must be followed prior to letting out the property which we are happy to advise and assist you on.  These include:

  • Tenant Fees Act 2019
  • The Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended in 1993)
  • The Gas Safety (Installation and Use) Regulations 1998
  • The Electrical Equipment (Safety) Regulations 1994
  • The Plugs and Sockets Regulations SI 1994/1768
  • The Landlord and Tenant Act 1985
  • The Immigration Act 2014
  • The Smoke and Carbon Monoxide Alarm Regulations 2015
  • The Energy performance of Buildings (England and Wales) Regulations 2011

Referencing Fees

As from 1st June 2019, landlords and managing agents are no longer able to charge certain fees, including referencing fees, to potential tenants or other relevant persons (as set out in the Tenant Fees Act 2019).  Costs arising as a result of referencing will therefore need to be charged to a landlord.

Our fees for referencing are as follows:

Referencing application £100 including VAT (individual)

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining referencing from current or previous employers/landlord and any other relevant information to assess affordability)

Additional tenant fee (over 18 years of age) £80 including VAT

Processing the application, associated paperwork and referencing

Guarantor fee £60 including VAT

Covering credit referencing and prepare a Deed of Guarantee as part of the Tenancy Agreement

Our Services

In addition to referencing fees set out above, our fees are as follows:-

  1. Let Only

For let only properties we charge 75% plus VAT of the 1st month’s rent with a minimum fee of £300 plus VAT.  There will be an additional charge for EPC, floor plan and any advertising costs.

If you subsequently decided to withdraw your property from the market we will charge a withdrawal fee of £250 plus VAT.

  1. Full Management

For fully managed properties we charge 10% plus VAT of monthly rental amount plus an initial set up fee of £350 plus VAT.  This includes the cost of the EPC, floor plan and advertising.

If you subsequently decided to withdraw your property from the market we will charge a withdrawal fee of £250 plus VAT.
